We understand that buying a home can be intimidating, to say the least. We're here to help make it less so.
Typically we conduct inspections Monday - Friday during "normal" business hours. Saturdays, Sundays, Holidays and Evenings may be available by special appointment (additional fee may apply, depending on the situation, urgency of inspection, etc.).
Too many realtors are too focused on making the sale, and prefer to work with inspectors that will not in any way slow down the sale. And there are plenty of inspectors that want to give that kind of report. We at HIO believe the buyer should know as much as possible about the home they are considering buying, so we give you an unbiased report. Our typical inspection and report take a total of 5-7 hours.
* We will give you the truth about the home your are considering.
* We will show up on time, and will do what we say we will, and our reports will be well-written and easy to interpret.
* We are first-time buyer and pet friendly!
* We can help with aging-in-place home evaluations.
* We will spend as much time as you need at the time of inspection, and after you get your report, to address your questions.
* We offer Porch concierge services, completely free (and optional) to our customers.
*We offer (for a small additional fee) a Repair Estimate Report, that will provide you with a detailed repair or replacement estimate, based on items noted in our report.
* Most importantly, we spend the time needed (minimum of 3 hours, and up to 5) needed to inspect the following systems and components in your home:
- structural
- electrical
- plumbing
- heating (and AC, if present) system
- roof
- exterior of home
- windows
- attic, including insulation
- crawl space and/or basement
- garage(s)
- living spaces including all bedrooms
- bathrooms, including toilets, showers/tubs, and sinks
- laundry room/space
- kitchen appliances
- fireplace
At HIO, we know that it takes time to actually check all of the things that should be checked. If an inspector tells you they can inspect your home in 60-90 minutes, we *strongly* suggest you look elsewhere! We don't rush the inspection, because we know how important our work is to you, the homebuyer.
How many problems can you find?
*A home inspection allows buyers to learn about major and minor issues with a home
* Most lenders require a home inspection before financing a home
* A home inspection can uncover a potentially life-threatening problem with a home, like faulty wiring or structural issues.
* The relatively low cost of a home inspection - typically around 1/10th of 1 percent of the purchase price - pays for itself many times over with the peace of mind it offers the buyer.
* We often find issues that can result in concessions from the seller, saving you much more than the inspection fee.
You've bought your new home - congratulations! But inspection and upkeep don't end after settlement.
Homes and home systems age, and a re-inspection every year or two is a great way to stay on top of maintenance and repair items.
If you have used our services in the past, then the cost of the repeat home inspection for that same owner is discounted by 50%. Call or email us to set up your re-inspection!
If you have not used HIO in the past, our fee is still quite reasonable and the few hundred dollars spent on an inspection can save you many thousands of dollars in costlier future repairs.
In short, we conduct a visual inspection of readily accessible components of the home. It is NOT a comprehensive inspection of all home components.

We do not rush through the process, and we do not double book or overschedule, as we want to leave whatever time might be needed to inspect your home properly.
Mike brings a varied knowledge base and a wealth of experiences to the realm of home inspections. While teaching for 15 years at the high school and university levels, and then practicing medicine for another 15 years, throughout it all he always enjoyed the hands-on problem solving of home remodeling and construction with his own homes. His highly analytical mind (while not always appreciated by his wife!) and excellent communication skills will be very useful to you in your journey to home ownership. In his free time, he bikes, swims, runs, camps, flies his homebuilt airplane, runs a set of escape rooms in Corvallis, travels, and spends an inordinate amount of time trying to figure out how to cram 30 hours in a day. All with the support of his loving wife, Anna, and Penny, the dog that thinks she's a cat.
Jerry comes from almost as diverse of a background as Mike. He started life in the Navy, then decided the Army had all of the fun toys. Then, he took a very long route through college and graduate school to get degrees in ecology, chemistry and conservation biology. After 15 years of work in those areas, he thought teaching high school science would be fun, but that turned out to be a brief intermission. Kristin, his much better half, made a comment that Jerry always enjoyed working with wood and fixing things around the house, so why not try that out? So, Jerry started 'The Fix It Man' as a handyman and residential remodeling business back in 2013. That took off, and he has not looked back! Starting a home inspection business with Mike seemed like a natural next step. They've known each other through the Corvallis Mountain Rescue Unit where they literally held each other’s lives in their hands and have helped many people get back to their loved ones. Jerry enjoys reading, hiking, mountain climbing, and long trips in the summer with Kristin, who is a fifth grade teacher.
The fee for a home inspection depends on multiple factors, and takes into account the square footage, the age of the home, whether it is a condo / townhouse (generally lower fee) or a detached home, as well as other factors. But as a guide, our fees generally start at $450, and typically do not exceed $750 (not including the Repair Estimate Report, if you opt for that service).
All full home inspections include inspection for wood destroying organisms, as well as the use of infrared imaging when needed and appropriate.
We also include, at no cost to the customer, the services of Porch concierge service, which you are free to decline if you do not need any assistance with your move.
Sewer line inspection is offered as an additional service, for $100 if done as part of a complete home inspection. (It is $150 if done as a stand-alone service.)
We also offer a Repair Estimate Report for $80 additional. This provides a comprehensive and detailed estimate of all repairs mentioned in the inspection report. This is optional, and does not need to be purchased to get a home inspection.
Our inspections typically take a minimum of 3 hours to conduct. You are welcome to follow us in those areas where it is safe to do so. (For example, we will not allow you to climb onto the roof with us, or to enter the crawl space.)

We occasionally send out useful information about home maintenance and upkeep. We NEVER give or sell your information to anyone else.
